Damianos Sotheby’s International Realty Reports Robust 2018 Residential Real Estate Market

Resort-Style Living. According to Damianos Sotheby’s International Realty, the demand for luxury resort-style properties such as those found on Kamalame Cay (above) saw a significant surge in 2018.

 

Nassau, The Bahamas (Jan. 21, 2019) — According to Damianos Sotheby’s International Realty, 2018 was another healthy year for luxury residential real estate sales with the company’s list price averaging $1.55 million and sales prices averaging $1.4 million.

“Overall, 2018 was a strong year for sales with a slight increase over the 2017 performance,” said Lana Rademaker, Chief Brokerage Officer for the company, noting that there has been a significant increase in demand for homes in the Family Islands. “Markets like Hope Town, Harbour Island, Kamalame Cay, Treasure Cay and Spanish Wells are ideal entry markets into The Bahamas. People come down for holidays and end up returning as buyers.”

Rademaker added that the uptick in visitors and buyers in both Nassau and the Family Island markets can be partially credited to the increased number of direct flights into these markets from the U.S. and Canada. Major carriers such as American Airlines, Air Canada, JetBlue and Delta offer daily flights to The Bahamas and recently announced direct flights from Chicago and Houston to Nassau will offer even more opportunities for easy access to The Bahamas.

“The enviable lifestyle of The Bahamas has always been a major attractor to buyers in addition to the fact that we’re an English-speaking country with a stable economy,” Rademaker said. “And now with even more direct flights to our islands, people are able to get here more conveniently and frequently, making our country a strong choice for those who want to own a vacation home just one flight away.”

Another factor is the growing demand for unique resort-style residential properties such as those found on Kamalame Cay, which is about a 20-minute flight from Nassau.

“We are constantly striving to stay ahead of market trends and seek out distinctive opportunities for our clients,” Rademaker said. “I am proud to announce that one of our top agents, Vanessa Ansell, participated in seven transactions on Kamalame Cay this past year, making it one of the most active periods in the history of the luxury resort. Harbour Island Living – The Secret Gem of The Bahamas

There is an island that is so exclusive, so pristine, and so unique, that the residents don’t want you to know too much about it. As with all good things, however, word is getting out that Harbour Island is the true gem of The Bahamas. Harbour Island, fondly known as “Briland” by locals and those in the know, has somewhat reluctantly ended up in the luxury travel spotlight, and with good reason. This wee little island has more character and easygoing glamour in its five-square-mile footprint than most world famous island destinations.

This peaceful island, located off the northeastern tip of Eleuthera, boasts great history, privacy from vacation crowds, and natural beauty. From the moment one steps foot on this beautiful Bahamian isle, there is a sense of calm and relaxation. While Harbour Island may be charmingly rustic (golf carts are the preferred mode of transportation), it is also home to luxurious five star resorts, dining, and a plethora of island adventure. Notables, including royalty and celebrities, live quietly among the friendly locals on this little island. Here, dirt paths lead to stunning estates – this is not South Beach or the Riviera and “Brilanders” want to keep it this way.

One of the more recognizable faces on the island is that of India Hicks, daughter of designer David Hicks, bridesmaid to the late Diana, Princess of Wales, and a distant heir to the throne. Just take a look at her photo stream on Instagram to get a peak into her beachy, yet sophisticated life on the island. She once made the mistake of suggesting Harbour Island was on its the way to becoming the next St Barths and has been making up for it ever since. Hicks is now one of the first to stand guard of the island’s authentic old Bahamian feel. Other famous residents and frequent visitors include Elle Macpherson, Diane von Furstenberg, Tyra Banks, Mick Jagger, and Zac Posen.

Harbour Island is only 3.5 miles long by 1.5 miles wide and has a year round population of 2000. Although it is a tiny locale, it is big on history. The island and nearby Eleuthera were originally settled by the Lucayan Indians until the 1500s. In 1648, the “Eleutheran Adventurers” inhabited the island and named it for its excellent harbour. Dunmore Town, the first and only town on Harbour Island, is named after Lord Dunmore, the Fourth Earl of Dunmore. Dunmore Town is best known historically for its shipbuilding, sugar refining, and hiding liquor during prohibition. A charming village, Dunmore still has the quaint New England architecture and colonial style clapboard houses. It was not until the 1950s that Harbour Island began to be known as a vacation destination in certain exclusive crowds.

From conch shacks to fish fries and its enchanting historic town, Harbour Island is begging to be explored. Harbour Island is probably most famous as a yachting destination with its illustrious Pink Sand Beach, which is protected by the world’s third longest barrier reef. Its waters are crystal clear and the pink sand gets its hue from microscopic bits of coral and shells, making for some of the most stunning ocean vistas in the world. The island is home to some of the best bone fishing and diving, and it has many charming boutiques selling local wares. Harbour Island is also the perfect launch point to go on an island hopping excursion by boat and see some of the other beautiful Out Islands of The Bahamas. No matter what you do in Harbour Island, whether it’s a day on the water or a day spent lounging on the beach under the swaying palms, a day isn’t complete without a little “sip sip” (the local term for gossip and a drink).

Harbour Island is not to be compared to other islands because it is what other islands strive to be. It is laid back, tropical, and elegant. It is the place where you can stay in a boutique five star hotel, go swimming, and spear your own fish for dinner. Should you have to leave this captivating and magical island (and you won’t want to), you will leave with the sand between your toes.

The news is getting out and Harbour Island is on all the best tropical destination lists including those by Travel + Leisure, Frommer’s, and Forbes. So, how to get there? It is a trip best suited to the more patient travelers. The North Eleuthera Airport is accessed only by direct flights from Nassau, Miami, and Fort Lauderdale. From the airport, take a taxi to the dock and then take another taxi, albeit a water taxi, across the bay to beautiful Harbour Island. There is also a daily fast ferry from Nassau.

Welcome to The Bahamas Islands. The Bahamas, or the Commonwealth of The Bahamas as its formally known, is an archipelago consisting of 700 islands and cays in the Atlantic Ocean. Some of the most well-known Bahamas islands are New Providence (Nassau and Paradise Island), Abaco, Andros, Exuma and Eleuthera.

Cerulean waters, tranquil breezes and some of the most pristine beaches in the world are characteristics many would use to describe the beautiful Bahamas islands. While these natural amenities are among the top reasons people cite for traveling or moving to The Bahamas, these are only a few of the wonders that you’ll find when island-hopping or when looking for the ideal location for buying a second home or investment property in The Bahamas. Below we’ve taken a moment to outline some of the larger Bahamas islands, and offer some of our personal tips on what makes each island so unique and special.

New Providence

Home to Nassau and Paradise Island, New Providence is probably the most well-known of the Bahamas islands and cays. As the island where the majority of the population of The Bahamas resides, New Providence is a popular stop for cruise ships and a vacation destination for tourists looking to explore world-renowned luxury resorts such as Atlantis, Baha Mar and The Ocean Club. In addition to being home to some of the most high-end hotels and private luxury real estate in the country, Nassau is famous for its immaculate beaches, its offshore coral reefs, its world-class diving and snorkeling and historical landmarks like The Queen’s Staircase, Fort Charlotte and Pompey Museum of Slavery and Emancipation.

The Abacos

Known as a boating and sailing paradise, the Abacos are approximately 80 miles east of South Florida. Making up the 120-mile-long chain of islands are top boating and fishing destinations like Great Abaco and Little AbacoWalker’s Cay (and its sister island Grand Cay);  Spanish Cay and Green Turtle Cay, with its settlement of New Plymouth; Great Guana Cay, private Scotland Cay, Man-O-War Cay, and Elbow Cay, with its settlement of Hope Town; and, Tilloo Cay and Lubbers Quarters. In addition to boating and fishing, Abaco offers championship golfing at The Abaco Club at Winding Bay Bahama Beach Club in Treasure Cay and Baker’s Bay Golf & Ocean Club on Guana Cay, as well as some of the best snorkeling and diving among the The Bahamas islands.

Andros

The largest of The Bahamas islands, Andros has an area greater than all other 700 Bahamas islands combined and is among the least explored islands of The Bahamas. Its population of just 10,000 spread across 2,300 square miles of tropical foliage, mahogany and pine forests, and lush mangroves means guests of luxury resorts such as Kamalame Cay are treated to some of the most unspoiled beaches and waters the country has to offer. The Great Andros Barrier Reef , measuring 190 miles, is the third largest fringing barrier reef in the world. It drops to about eight feet on the island side and approximately 6,000 feet in the Tongue of the Ocean.

Exuma Cays
