DAMIANOS SOTHEBY’S INTERNATIONAL REALTY GROWS SALES TEAM IN KEY MARKETS

NASSAU, The Bahamas (December 21, 2022) — George Damianos, Chief Executive Officer for Damianos Sotheby’s International Realty, and Lana Rademaker, Chief Brokerage Officer, are pleased to announce the addition of two new estate agents: Debbie Reid, who will be based in the Nassau office, and Yolanda Pawar who will join the sales team in Governors Harbour, Eleuthera.

Reid joins Damianos Sotheby’s International Realty with an extensive background in property management in communities such as Old Fort Bay and Lyford Cay and will draw upon her longstanding client relationships and knowledge of the Nassau luxury residential market to serve both buyers and sellers.

“Debbie’s insight into this unique segment of our client base and her extensive understanding of their needs means she’ll hit the ground running as a sales agent,” Rademaker said. “We’re extremely supportive of this new career path she’s chosen.”

Pawar has been a longstanding successful member of the Bahamian business community as a marketing, public relations, and corporate communications professional for large organizations such as Baha Mar and Doctors Healthcare System.  Additionally, she has developed deep and meaningful community ties in her

capacity as a volunteer with organizations such as Let’s Swim Bahamas, Mission Educate Bahamas, and the Bahamas Chamber of Commerce. Currently, Pawar acts as the face of One Eleuthera Foundation, a nonprofit organization based in Rock Sound that helps build sustainable development opportunities, invests in people and strengthens local communities across Eleuthera.

“Yolanda’s passion and commitment to the communities where she lives and works has earned her a stellar reputation as an upstanding community leader with impeccable values and an endless drive toward the betterment of every organization and person who she becomes involved with,” Rademaker said. “Her efforts have also garnered her a vast and diverse network of professionals throughout The Bahamas.”

Rademaker added that the addition of these new agents also positions Damianos Sotheby’s International Realty well for 2023.

“Buyer inquiries remain strong in all sectors but particularly when it comes to turnkey luxury waterfront homes and homes in gated communities throughout The Bahamas,” Rademaker said. “We’re also experiencing increasing inquiries for condominium units at Rosewood Residences at Baha Mar, all of which indicates a strong first quarter for 2023.”

Damianos Sotheby’s International Realty is Top-Tier Sponsor of Ride & Run for Hope for Seventh Straight Year

Riding for Hope. This year marks the seventh year that Damianos Sotheby’s International Realty has participated in Ride & Run for Hope, an annual fundraiser that benefits cancer research, education and prevention.

NASSAU, The Bahamas (March 9, 2020) — On Saturday, March 14, 2020, hundreds of cyclists will pedal their way around mainland Eleuthera as part of Ride &  Run for Hope, an annual fundraiser that benefits cancer research, education and prevention.

Since the inaugural race in 2006, 3,000 cyclists have participated and more than $3,000,000 has been raised through the generosity of individual and corporate sponsorships. This year marks the seventh consecutive year that Damianos Sotheby’s International Realty has been a sponsor of Ride & Run for Hope and the fourth year in a row that the company has contributed $10,000 as a Yellow Jersey Corporate Sponsor.

“Every year gets better and better with more participants and funds raised,” said Lana Rademaker, Chief Brokerage Officer for Damianos Sotheby’s International Realty. “And for our company, it presents an opportunity for us to get outside of the office with our families and participate as a team.”

Monies raised during Ride & Run for Hope support life-saving programs like The Family Islands Mammogram Screening Program (FIMS) which brings women to New Providence for a free mammogram screening, and the Treatment Assistance Fund which provides financial assistance to cancer patients. This year, Ride for Hope and its sister organization, Bahamas Hope Foundation, is also focused on raising additional funds that will be used to rebuild medical and wellness facilities in Abaco and Grand Bahama that sustained damage during Hurricane Dorian.

“The devastation of Hurricane Dorian is still very prevalent in certain parts of these Family Islands,” Rademaker said. “Rebuilding efforts are underway, but financial support for cancer screening and treatment facilities will need financial assistance for years to come until facilities are fully restored.”

Riding and running for the Damianos Sotheby’s International Realty team this year will be Rademaker, along with her two daughters, and Nassau estate agent Sarah Chemaly with her son and daughter.

DAMIANOS SOTHEBY’S INTERNATIONAL REALTY ANNOUNCES TOP LISTING AGENTS FOR 2019

NASSAU, The Bahamas (Jan. 17, 2020) — George Damianos, Chief Executive Officer for Damianos Sotheby’s International Realty, and Lana Rademaker, Chief Brokerage Officer, are pleased to announce the company’s top listing agents for 2019.

Mark Hussey and Bianca Aranha, who work together as Team Hussey, were the company’s overall Top Listing Agents with a total of $56M in property value listed. Mitzi Pearce earned the title of Top Listing Agent in the Abaco market, while Joan Braithwaite and Angelika Bacchus share the title of Top Listing Agents in Eleuthera as Team Bacchus-Braithwaite.

“Last year was a strong year for our agents who operate as teams,” said Rademaker. “The real estate market in The Bahamas continues to get more and more competitive and we’re finding that the team structure is beneficial in terms of being able to cover more ground and offer clients even more personalized attention.”

Hussey and Aranha began working together as a team in 2018, while Bacchus and Braithwaite paired up in January 2019.

“Servicing clients is our top priority,” Braithwaite added. “Working together means that one, if not both, of us is physically present for our clients at all times so we can continue to provide the personalized service we’ve each built our professional reputations on.”

Similarly, Pearce said that nurturing long-term relationships with her clients was key in maintaining a strong foot hold in the Abaco market. Since Hurricane Dorian made landfall in Abaco last September, Pearce has continued to work with clients from her new home base in Nassau.

“I have learned a lot about Nassau in a short amount of time, and I take every opportunity to pass on this new knowledge to clients who are curious about other locations in The Bahamas,” Pearce said. “Plus, I am in constant touch with my network in Abaco so I am always up-to-speed on recovery and rebuilding efforts so I can advise my clients and potential investors accordingly.”

DAMIANOS SOTHEBY’S INTERNATIONAL REALTY ANNOUNCES TOP AGENTS FOR 2019

NASSAU, The Bahamas (Jan. 8, 2020) — George Damianos, Chief Executive Officer for Damianos Sotheby’s International Realty, and Lana Rademaker, Chief Brokerage Officer, are pleased to announce the company’s top agents for 2019.

Nick Damianos was the company’s overall Top Producing Sales Agent, breaking a company record for total dollar volume of sales for the 5th year in a row. Jonathan Morris earned the title of Top Producer in the Eleuthera market while Jane Patterson was awarded Top Producer in Abaco.

“In 2015 Nick shattered our company record for sales volume in a single year,” Rademaker said. “In each consecutive year since then, he has broken his own record.  His success is a testament to the hard work and long hours he puts in.  Nick’s diligence and knowledge have paid off year after year with his main focus consistently remaining to build lasting relationships with his clients.”

Rademaker added that in addition to recognizing Jane Patterson as Top Producer in Abaco for her sales achievements, she is proud of the entire Abaco sales team, considering all that they have been through both personally and professionally in the wake of Hurricane Dorian.

“Our Abaco team has been an inspiration to all of us,” Rademaker said. “Despite their lives being turned upside down overnight by Hurricane Dorian, their attitudes have remained positive and their spirits strong. It is truly a gift to have every one of them on our team, and we look forward to more and more rebuilding for the Abacos in 2020.”

As Abaco continues to focus on recovery and restoration for the foreseeable future, a considerable number of buyers are exploring the Eleuthera market for their second home purchases.

“While each group of islands in The Bahamas has its own distinct personality and identity, we’re finding that mainland Eleuthera, particularly the areas of Gregory Town, Current and Rainbow Bay is appealing to people who may have originally been looking to purchase a vacation home in Abaco,” said Jonathan Morris, 2019 Top Producer for Eleuthera.  “Similar to the Abaco Cays, mainland Eleuthera is easily accessible from the U.S. and offers an abundance of pristine beaches. We’re seeing a growing interest in Eleuthera as home buyers explore new markets in The Bahamas to invest in.”

Based on the rate of second and third home sales in 2019, Rademaker added that the vacation home market throughout The Bahamas should remain strong and steady throughout 2020.

“As we look toward celebrating our 75th anniversary this year, the entire Damianos Sotheby’s International Realty team remains dedicated to being the top professionals in all of our markets,” she said.

Increased Airlift, Lenny Kravitz and Hurricane Dorian Contribute to Record Number of Visitors as Eleuthera’s Winter Season Swings Into High Gear

The Price is Right. Homes located inland such as those in Rainbow Bay and condominiums like Anchor Point (above) in Governors Harbour, Eleuthera, are getting a lot of attention from buyers this winter as homeowners look for economical ways to enter into the housing market on mainland Eleuthera.

ELEUTHERA, The Bahamas (Dec. 19, 2019) – If pre-season numbers are any indication, mainland Eleuthera is poised to set new visitor—and second homebuyer—records this winter season.

“There hasn’t been a lull yet,” said Angelika Bacchus, an estate agent with Damianos Sotheby’s International Realty on Eleuthera. “It’s all homeowners and locals are talking about—there’s a higher volume of people, and rentals are through the roof.”

This increase in rental occupancy is due, in part, to first-time visitors and second homebuyers looking to get a feel for the island before settling on purchasing a home.  With the addition of direct flights on Delta, American Airlines and U.S. Airways from Charlotte, N.C., Atlanta and Miami, access to Eleuthera is increasingly more convenient.

“People are realizing they can hop on a flight and come down for a long weekend,” Bacchus said. “Some people have never been to The Bahamas before, while others have only been further north, like Abaco, so, there is some educating that we’re doing about the market. Condominiums like Anchor Point and Pineapple Fields are popular first-time purchases because they’re a smaller investment and give people the opportunity to ease into the market.”

Neighborhoods like Rainbow Bay and Current are also attracting second homebuyers in search of vacation homes starting around $250,000.

“There aren’t a lot of beachfront properties in Eleuthera in that price range, but what we’re finding is that people aren’t being deterred by this,” Bacchus said. “People are happy to purchase homes located further inland at a more economical price point because beaches on Eleuthera are so plentiful you don’t necessarily have to live directly on the beach to enjoy that private beach feeling.”

And with the aftermath of Hurricane Dorian fresh in people’s minds, this latest wave of homebuyers and investors is focused on homes that are well built and above sea level.

“Eleuthera is such a diverse island with so many hills, cliffs and elevations… People are finding that very appealing,” Bacchus said. “It’s going to be a very healthy season.”

Damianos Sotheby’s International Realty Media Partner, Elle Décor, Features Gumelemi Bluff Harbour Estate as Prime Example of Sophisticated Beach Living

Island Chic. Gumelemi Bluff Harbour Estate, a 3,106-sq.-ft. home on Harbour Island exclusively listed with Damianos Sotheby’s International Realty, is the featured property for Elle Décor’s “5 Ways to Transform Any Beach House into a Serene Tropical Oasis.”

(HARBOUR ISLAND, THE BAHAMAS) Dec. 5, 2019  – On an island known for its chic shops, historic homes, renowned residents and sophisticated seafront dining, Gumelemi Bluff Harbour Estate is distinguished by its expansive tropical grounds and its storied location situated 25 feet above sea level overlooking the harbour in The Narrows, the most exclusive address on Harbour Island.

Attributes that didn’t escape the attention of the editors at Elle Décor magazine when they were in search of a residence to represent the essence of stylish island living for a feature called 5 Ways to Transform Any Beach House into a Serene Tropical Oasis” (Nov. 27, 2019).

“Gumelemi Bluff Harbour Estate epitomizes the Harbour Island lifestyle,” said Vanessa Ansell the Damianos Sotheby’s International Realty estate agent who, together with husband Christopher Ansell, is exclusively listing the home for sale. “This home personifies island living, from the panoramic views of the harbour that can be enjoyed from every angle and every room, to the cleverly configured single-storey layout—complete with a separate guest suite—to the more than 2500-sq. ft. of outdoor, poolside living space.”

With thoughtful accents such as outdoor showers, perfectly paired with indoor tubs, Gumelemi Bluff is the embodiment of chic tropical living. The home’s neutral tone interiors and abundance of sliding glass doors encourage a natural flow of light, while not competing with the bright hues of colour bouncing off the harbour.  Of particular interest to the editors of Elle Décor is the home’s perfect balance of modern-day pampering and traditional Bahamian hospitality.

“As can be said of Harbour Island itself, Gumelimi Bluff Harbour Estate encourages al fresco dining and entertaining – think outdoor pool table, bocce-ball court, and a freshwater pool,” Ansell said. “While offering contemporary conveniences such as wifi internet and a surround sound system, the residence is set on one of The Bahamas’ most historically preserved islands and is an ideal vacation retreat for hosting guests.”

“It was such a pleasure to work with the Elle Décor team and to share with them this unique blend of worlds that I’ve grown up cherishing,” she continued.  “Additionally, this experience brought into sharp focus the first-class exposure opportunities available to Sotheby’s agents, and how these media partnerships uniquely position and lend to our competitive advantage.

Quiet, Quaint Lifestyle and Affordable Prices Attract Record Number of Homebuyers to Spanish Wells

Idyllic Island Life. Long known as a quaint fishing village, Spanish Wells, just off the north tip of mainland Eleuthera, has become a hot market for those looking for affordable vacation homes in a place where their children can roam free.

ELEUTHERA, The Bahamas (October 21, 2019) – For some, it’s hard to remember a time when you left home without locking doors, or had no concerns about leaving your phone, purse or wallet in your car while you dashed into the store to grab a container of ice cream. In fact, for many city dwellers, this type of worry-free living has never occurred in their lifetime.

And yet there are still places in 2019 where this carefree lifestyle is not only common, but the established standard.

“We have zero crime,” said Darrin Sands a Damianos Sotheby’s International Realty Estate Agent in Spanish Wells, a tightknit fishing community located on St. George’s Cay off the northern tip of mainland Eleuthera. “Children are still allowed to roam free on their bicycles. Parents don’t have to babysit them, holding their hand like in many parts of the U.S. Here, you never have to worry about anything being out of your sight. Everyone respects each other and each other’s property.”

If that sounds like Utopia to you, you’re not alone. Spanish Wells’ reputation for being an affordable, safe community where families can enjoy a peaceful holiday is putting the small island town on the map, attracting visitors from every corner of the globe.  This past season, Sands said, visitors came from as far away as Switzerland to soak in the island’s slow, serene pace. Not to mention the home prices. Buyers looking for affordable, income-producing vacation homes are arriving in droves.

“This past season I’ve had 40 percent to 50 percent more showings, and a lot of walk-ins,” Sands said. “Three or four years ago I rarely had a walk-in.”

Sands added that while most interested buyers are arriving from the U.S., he’s seeing more and more visitors from Europe and Canada. A handful of visitors are also arriving from neighboring islands like Harbour Island and New Providence.

“We’ve shown property this season to people who have been going to Harbour Island for more than 20 years but now are just looking for a more economically-priced place where their grandchildren can walk to the beach,” he said.

While the average home price on Harbour Island is upward of $1.5M, homes in Spanish Wells more commonly fall in the range of $300,000 to $400,000.

“We don’t have big, fancy homes or resorts,” Sands said. “What keeps people coming back are our beaches, our values, our community.”

Those values have never been more apparent than these past couple of months when the Spanish Wells community came together to assist their neighbors in the Abaco cays hit hardest by Hurricane Dorian on Sept. 1. Due to their close proximity to Great Abaco (about 60 miles) boaters from Spanish Wells were among the first responders to offer their services for search and rescue missions. They also offered up their own boats as temporary shelters for evacuees.

“The people of Abaco were so helpful to us after Hurricane Andrew in 1992 when we had a great need, and we have been able to return the favor,” Sands said, who personally helped organize the community relief effort. “Our hope is that we can continue to serve their needs for years to come as they work toward recovery and rebuilding.”

Mainland Eleuthera’s Endless Stretch of Beaches and Relaxed Vibe Attract People in Search of an Authentic Island Lifestyle

Beaches for Days. At 109 miles long, mainland Eleuthera has more beaches than nearly any other island in The Bahamas. The lure of beachfront living, combined with the island’s laidback lifestyle and affordable home prices, is attracting more buyers than ever before.

ELEUTHERA, The Bahamas (October 11, 2019) – When it comes to purchasing a home in The Bahamas, most buyers have one goal in mind: beachfront living. At 109 miles long, mainland Eleuthera offers so many beaches, you could visit a different one every day for a month and still have more to explore.

And with a year-round average temperature of 83 degrees (Fahrenheit), visitors from wintry U.S. locales like Ohio and Kansas are snapping up beachfront acreage while it’s still readily available—and still affordable.

“We’re attracting more educated buyers,” said Angelika Bacchus, an estate agent with Damianos Sotheby’s International Realty in Governors Harbour, the island’s largest settlement. “People are researching Eleuthera online in advance of their visit, so by the time they arrive they have a good idea of what the market offers and where they want to be.”

With tourist traffic on the rise, mainland Eleuthera is high on the radar for savvy investors who recognize the value of owning  a second home on one of the island’s endless stretch of beaches.

“Beachfront properties, and villas in general, are in high demand on websites like Airbnb and Home Away,” Bacchus said. “Homes are becoming increasingly wise investments because they offer renters the ultimate in privacy and convenience in an era when group travelling is reaching new heights. Vacation home investments offer owners a healthy income stream while also supporting the local economy.”

While some of the more prestigious waterfront acreage in upscale areas like Windermere Island, Double Bay and Banks Road sell for well over $1M, the average price point for a residential lot in areas like Rainbow Bay and Palmetto Point in Central Eleuthera, Eleuthera Island Shores in Gregory Town and Current in North Eleuthera hover closer to $100,000, with some dipping below $50,000.

“Spanish Wells is becoming a feeder market for Current,” said Joan Braithwaite, also an estate agent with Damianos Sotheby’s International Realty in Governors Harbour.  “Like Spanish Wells, Current has beautiful shallow beaches which allow for easy entry into the water, and easier access to dockage and moorings. This is not always the case in other areas on mainland Eleuthera so it’s becoming a real boating community. Plus, it’s just a few minutes’ boat ride from the ferry dock to Spanish Wells, Russell Island and Harbour Island.”

Similar to Spanish Wells, waterfront property in Current is relatively affordable when compared to Harbour Island with homes falling in the range between $300,000 to $600,000. Another similarity between the markets is their laidback vibe. While Harbour Island attracts jetsetters and the luxury resort crowd, mainland Eleuthera, Spanish Wells and Russell Island attract those looking for a more natural vibe.

“While our staple local attractions such as Fish Fry and the Jazz festival are events many Eleutherans look forward to annually, people come to the island for a variety of other reasons,” Bacchus said. “Our unrivaled beaches, our proximity to the U.S. and an increasing number of direct flights from the U.S. are among them.  The most distinct attraction, however, remains the island’s striking natural beauty. Eleuthera living is all about the quality of life with the friendly locals and beautiful ocean.  It’s where you decompress and can hear your thoughts when the only other sound is the sound of the ocean.  Eleuthera has continued to hold on to its understated elegance in nature, though that doesn’t mean that there is a lack of variety.  There is just the right amount of nothing to offer everything. ”

Damianos Sotheby’s International Realty Sponsors Run and Ride for Hope for The Seventh Year

NASSAU, The Bahamas (Feb. 6, 2019) — On Saturday, March 9, 2019, cyclists from around the country will descend upon Governor’s Harbour, Eleuthera, to participate in Run and Ride for Hope with one goal in mind: eradicate cancer in The Bahamas.

The annual fundraiser offers outdoor enthusiasts the opportunity to bike 100 miles around the stunningly beautiful island of Eleuthera, all while raising money to assist Bahamians in the fight against cancer.

“The distance you ride is entirely your choice. Every participant has a highly personalized journey,” said Lana Rademaker, Chief Brokerage Officer for Damianos Sotheby’s International Realty. “Not only is this an important fundraiser in terms of raising money to help those suffering from cancer, but it’s an excellent opportunity for families to participate in a meaningful event together. Several of our team members will be running or biking with their families.”

Since launching 13 years ago, the event has raised more than $3,000,000 through the generosity of individual and corporate sponsorships. This year marks the seventh year that Damianos Sotheby’s International Realty has been a sponsor of Ride for Hope and the fourth year that the company has contributed $10,000 as a Yellow Jersey Corporate Sponsor.

Donations raised by the run and bike-a-thon support the Treatment Assistance Fund which helps cancer patients with their treatment costs through financial grants. Donations also contribute to programs such as the Cancer Society’s nationwide Cancer Education Program, a grassroots outreach effort that sends trained nurses to communities throughout The Bahamas to educate, raise awareness, and teach self-screening and good health choices.

“Cancer has directly touched the lives of everyone in our company, whether personally or through a loved one’s battle,” Rademaker said. “The support of this cause is something that’s very close to our hearts. We’re so proud that so many members of our team will be able to participate this year, and we’re honored to offer all of the support that we can.”
